Dennis Schmidt

Manager- Juneau Office

Dennis Schmidt, Office Manager of our Guaranty Title Service Juneau location, joined Guaranty Title service as a result of the merger with Laatsch Title in March, 2016, where he was Owner and Manager. Dennis started his title career in 1991 and has over 25 years experience working in the title industry including being an active faculty member for the Wisconsin Land Title Association. Dennis is a past recipient of the Wisconsin Land Title Association's "Shining Star" award and "Committee Member of the Year" award and is currently on Wisconsin Land Title Association's Education Committee where he has an active role in educating other title professionals in our industry. Dennis is married and has two Stepdaughters, Erica and Emily. Dennis and his wife Jen enjoy spending time at their cabin in northern Wisconsin and touring the country on their Harley Davidson motorcycle. Dennis was also an avid racecar driver for over 20 years at various short tracks throughout Wisconsin.

Katie Schmitz joined Guaranty Title Services in September 2002 and assisted in the construction disbursing department. Previously she had worked as Assistant Vice President of Operations at a local bank. Katie joined the closing department in 2004 and in 2010 was named Office Manager and 2012 Director of Sales and Marketing. January of 2015 she was appointed Executive Director.

Katie is married to her husband Trever for 15 years and lives in the St. Cloud area. Katie has 3 children: a 23 year old step-daughter (Kirsten), a 14 year old son (Keagan) and 8 year old son (Caleb) who keep her very busy. She enjoys attending sports events with the children and spending time at their vacation home in Pickerel, Wisconsin. May of 2015 Katie received her bachelors degree with a double major in General Management and Sales and Marketing from Marian University.

When I was growing up in Wausau and trying to figure out what I wanted to be when I grew up, title insurance was not a choice on my list. In fact, because an aunt got me involved in 4-H club activities, I decided to share those experiences by majoring in Home Economics Education. My husband thought he had it made by marrying someone who was a Home Ec. major. He thought he could expect wonderful gourmet lunches and dinners. It didn't quite work out that way. I don't like to cook. I also didn't think teaching 13-15 year olds about economics at the home level was something I wanted to do for the rest of my life.

I took the leadership abilities I acquired through 4-H and college to manage in the retail arena. I loved the interaction with customers and the ability to teach others and the opportunity to manage the full spectrum of what it takes to run a successful retail store.

After both children were in school, I needed another challenge. My mother-in-law, who had worked at an abstract office since she was in high school, asked me if I would be interested in working at the abstract office for a few hours each week. It sounded like a plan to me. And then along came Louie Andrew who bought Dodge County Title and Abstract and thought I would make a good manager.

Years later, I am still at the same office using all of the skills I have acquired through my past experiences and I still love the interaction with the customers, sharing my knowledge with others and seizing the challenges and opportunities that are afforded me as a manager of a title company.

I have been with Guaranty Title Services, Inc. since April of 2007. I started as a Closing Agent and assumed the role of Office Manager in January of 2014. I am very passionate about building relationships and providing exceptional customer service.

I graduated with a Bachelor's Degree in Finance from the University of Wisconsin-Milwaukee. I live in Rosendale with my wife, Billi, and my two daughters, Ryland (7), and Josie (4). I enjoy spending time with my family, playing sports and attending sporting events. Our family also enjoys camping, hunting and fishing. I also serve as a member of the Rosendale-Brandon School Board.

The most rewarding part of my job is when I can complete a real estate purchase closing, signifying the completion of a long anticipated and very memorable event. I am passionate about going beyond expectations in order to successfully close a transaction while keeping a smile on everyone's face! I enjoy working efficiently, together with customers, to accurately facilitate a professional closing and I am always looking for fresh and new ideas to please!

I have been with Guaranty Title Services, Inc. starting February 1998 - Present (14 years 7 months). I began as a Closing Agent, progressed to Assistant Manager, then assumed Branch Manager of our Green Lake Office in 2005.

I became a title closing agent, encouraged by my local lender and predecessor, because I asked numerous in depth questions at my own personal construction closing. The history of property intrigues me, as well as the relationships with all of our customers and clients I get to meet. I thoroughly enjoy being able to help make a closing occur as smoothly as possible for everyone involved.

On a personal level, I married my best friend/husband, Marty, who works for Alliant Energy. He enjoys to hunt, fish and is also a co-head coach for the Ripon High School football team. Together we have three extremely active children; Chelsea, (19) attends Ripon College, plays on the Women's Basketball Team and is pursuing a career as a pediatric physical therapist. Brock (16) attends Ripon High School and enjoys any and all sports, hunting and fishing. Ava (12) is at Ripon Middle School. She enjoys her friends, sports and dancing. Consequently, this does not leave a lot of free time for us with all those activities, but I do enjoy running, my flower and veggie gardens, cooking and of course shopping!

Senior Examiner/Corporate Trainer | Central Department Manager

Lori Schaus joined GTS in 1993, after owning and operating a retail and wholesale bakery for eighteen years. During those early years with GTS, she also was a student in the UW System, pursuing a Bachelor's Degree at UW-Washington Co., UW-Oshkosh, and finally, UW-Platteville. Since joining GTS, Lori has worn many hats: Searcher, Closer, Assistant Manager, and Office Manager of the Juneau location. Most recently, Lori has been acting as the Manager of the Central Production Department, Senior Title Examiner, and Corporate Trainer of GTS Searchers. Her primary focus is to create streamlined searching processes, and to support GTS searchers as they provide excellent products and services to GTS customers. Lori resides in Beaver Dam with her husband, Charlie. She divides her time between the Juneau title office and the Central Department in Fond du Lac. Lori has two children, Matt and Julie, and one grandson, Carsten. She enjoys reading, and spending time with family and friends, both near and far.
